Urbanica leases your property or your building at a fixed monthly rent, agreed in advance, and operates it ourselves. Vacancies, arrears and bills become our problem. Your rent arrives regardless.

We don’t lease every property — each one is assessed and approved first.

The difference

Most companies manage your rental. We rent it from you.

A management company takes a commission and hands you whatever is left — so your income still rises and falls with occupancy, seasonality and whether the tenant actually pays. We sign a tenancy agreement with you instead, at a fixed rent, with the contractual right to sublet. We then run the property on short-term or long-term lets, whichever the unit suits.

If it fits, you get one fixed figure per month for a term we agree. If it doesn’t, we tell you straight away.

One owner, one agreement, an entire building

This is what we do best and where we are most competitive. A building operated as a single asset is simpler for you and more efficient for us — which usually means we can offer a stronger fixed rent per unit than we could on an equivalent standalone apartment.

Same basis: a fixed rent, paid monthly, whether the unit is occupied or not.

This suits you if you own from abroad, have no interest in managing anything, have been let down by a tenant, or simply want a number you can plan around instead of one that moves.

We stay in Larnaca for single units deliberately. It is where our team, cleaners and contractors are — and a fixed rent promise is only as good as the operation behind it. We would rather decline a unit in a town we cannot service properly than sign for it and let it slide.

Selection

Not every property is a fit

Taking on a fixed rent means taking on real risk, so we are selective about what we sign. We assess every property before making an offer, and we decline the ones we cannot operate to the standard our guests, tenants and owners expect. A “no” from us is not a comment on your property — it means it does not suit the way we run things.

What we look for
  • A location with genuine, year-round demand
  • Whole buildings, or units within a building we can operate as a group
  • Sound condition, or a clear route to it
  • A layout and unit mix that suits long-term or short-term letting
  • Building rules and regulations that permit the intended use
  • A rent level that works for you and for us over the full term
Where we usually say no
  • Single units outside Larnaca, where we cannot service them properly
  • Properties needing structural work the owner does not intend to carry out
  • Buildings whose regulations rule out the use the numbers depend on
  • An asking rent that only works in a perfect year
  • Anything we would not be comfortable putting our name on

We would rather decline at the viewing than sign and come back later asking to renegotiate.

Questions owners ask

Before you sign anything

How much will you pay me?

It depends on the property, its condition, its location and the term. We give you a figure after we have seen it. We don’t quote blind — a number given without a viewing is a number that gets revised later.

Do you take on every property?

No. We assess each property first and only proceed where it suits how we operate and where the rent works for both sides over the full term. Because we carry the vacancy and payment risk ourselves, we have to be selective — a property we cannot run well is a loss for us and a poor experience for you. If we decline, we will tell you why.

How long is the agreement?

Negotiated per property. Longer terms generally support a stronger fixed rent, because we can spread setup costs and plan the operation properly.

Do I still own the property?

Entirely. Nothing changes about your ownership. You are letting it to us as a tenant, on a tenancy agreement, exactly as you would to any other tenant.

Is subletting legal in Cyprus?

Yes, with the landlord’s written consent. That consent is written into our agreement explicitly — it is the basis of the arrangement and we would not proceed without it.

Will you use it for short-term rentals?

Possibly, depending on what the unit suits and what the building and its regulations allow. We agree the intended use with you before signing. No surprises.

What condition will my property come back in?

The condition standard is written into the agreement, along with our inspection and maintenance obligations. We hand back in the agreed condition, fair wear and tear excepted.

What if I want to sell during the term?

Talk to us early. There are usually workable options, including selling with our tenancy in place — which some buyers prefer, since it comes with income already attached.

Do you take buildings outside Larnaca?

Yes. For multi-unit buildings we work across Cyprus. For single units we stay in Larnaca so we can service them properly.
