Neither is better — they price risk differently. Guaranteed rent pays you a fixed amount every month whether the property is occupied or not. Management pays you whatever the property earns, minus a commission, so you keep the upside and carry the empty months.

Which one suits you

Guaranteed rent fits if…

The honest trade-off: over a strong year, management will usually pay an owner more than a fixed rent would have. Over a weak year, or a year with a bad tenant or a long void, guaranteed rent will. You are choosing which of those years you would rather be exposed to.

What is the same either way

Both are run by the same team, to the same standard: occupant screening, cleaning and turnover, maintenance coordination, and compliance with Cyprus short-term rental registration where the property is let short-term. The difference is who carries the risk, not who does the work.

Common questions

Do you offer guaranteed rent on every property?

No. We assess each property first and approve it only if it fits how we operate. If it does not, we say so straight away — and management is often still a good fit for the same property.

Can I switch from one to the other later?

Yes. Owners move in both directions, usually at the end of a term. It is a different agreement rather than a setting we change, so talk to us before your current term ends.

Will I earn more with management?

In a strong year, usually yes. In a weak year, or one with a void or an occupant who stops paying, usually no. Guaranteed rent trades some of the upside for removing the downside.

Can I still use the property myself?

Under management, yes — many of our agreements allow owner usage. Under guaranteed rent we are your tenant for the term, so the property is ours to operate for that period.

Who handles the short-term rental licence?

We do, under either arrangement. Registration with the Deputy Ministry of Tourism is mandatory and letting without it is a criminal offence — see our guide to the Cyprus short-term rental licence.

Does guaranteed rent work for a whole building?

It is where it works best. Whole buildings are the clearest case for us, and we take them across Cyprus rather than Larnaca only.
